If you would like to get some insights into how a subdivision is developed, without delving into a lot of technical planning jargon, this is a good book for you. Last Harvest chronicles a "greenfield" development in a rural area west of Philadelphia, PA. There is no question that this development is urban "sprawl". But it explores a new approach, of building a more compact village rather than the large acre estates that are the norm around US cities. Witold Rybczynski provides his first-hand experience, and some amusing anecdotes, to inform the reader of the at times tedious and frustrating road to getting a new development approved and built, and the additional challenges of a non-traditional approach.
